How much does a cast-iron stack replacement cost?

$8,000–$18,000 depending on stack height, building complexity, and whether the stack is interior or exterior. A three-story exterior stack is more expensive than a three-story interior one. We provide a detailed estimate after our site survey.

How long does a retrofit take?

From initial survey to completed work: 6–10 weeks if BAR approval is needed (exterior work), or 4–6 weeks for interior-only work. The actual construction (demolition and installation) typically takes 2–4 weeks. The rest is permits, approvals, and coordination.

Will my home be uninhabitable during the work?

Usually not. We plan our work in phases so that plumbing remains functional in most of the house even while we're working on one section. For projects affecting only a single bathroom or kitchen, you can usually keep using other fixtures. We discuss this during the initial survey.

Do I need Board of Architectural Review approval?

Only if the work involves exterior modifications (new vent stack visible on the roof, external piping, changes to the building envelope). Interior-only work (stack inside walls, water service underground) typically doesn't require BAR approval. We check your specific situation and advise you upfront.

What material should I use for the new stack: cast iron or PVC?

Both are code-compliant and will last 50+ years if properly installed. Cast iron is more expensive, heavier to work with, and historically accurate. PVC is cheaper, lighter, easier to install, and modern. Most of our projects use PVC for the cost and durability benefits. If you prefer cast iron for character, we'll specify it—just expect higher costs.

What about my lead water service line?

The EPA and CDC recommend removal. Lead in drinking water is a health hazard, especially for children. A simple water test (~$20) from DHEC tells you if lead is present. If you have one, we recommend replacement with PEX or copper. Cost is typically $3,500–$8,500 depending on line length and routing.

Do you offer warranties or guarantees?

Yes. We warrant all of our work against leaks for 5 years. If a connection fails during that period, we return and repair it at no charge. All materials carry manufacturer warranties (typically 25–50 years for PVC and PEX).

Can you work with my architect or contractor?

Absolutely. Most of our projects involve architects, general contractors, or other trades. We share detailed drawings, coordinate meeting times, and integrate our work with theirs. We're used to working as part of a team.

Do you pull permits?

Yes. We handle all permitting—city plumbing permits, BAR applications, and inspections. Permit costs are included in our estimate.

What if I discover additional issues during the work (like hidden damage)?

We stop, photograph the conditions, and contact you immediately. We provide a change order estimate before proceeding with any additional work. This is normal in retrofit projects. Historic buildings sometimes reveal surprises when walls come open.
